He says he paid $250,000 for 40 acres of land that was previously purchased for $1 mil. The other $2.75 mil was what it cost to build the house. In what world does he get the current valuation of the house + acreage to be $50 mil?
Even if we were to include upgrades such as the basketball court and swimming pool, that still doesn't get you to a $50 mil valuation. What Georgia town outside of Atlanta does he live in?
A generous ROI would be around 40% which on $3 mil is $1.2. So I can only come up with a valuation on the higher end to be around $4.2 million. Value is determined by how much someone is willing to pay for something at a given point in time. No one is going to pay $50 mil for something worth, at best $4.2.
