I know most of my brehs would rather be living in the projects pushing brand new M6's in their late 20's fliping kicks and bundles. You know helping out the community? But I figure this could be a valuable thread to vent and talk about projects we're undertaking.

Fall/Winter project list

stain two decks
tape, paint garage
little dry wall work here and there
tile basement

What are some of your projects, plans or current pains?

I'll continue to add on as time goes by.

Lets help each other grow

Basically did a a full renovation. Had to level the bathroom, retile kitchen, bathroom and floors. Plus redo the hardwood. Smh. I sanded, stained and polyurethaned my floor. Never again. Had to sand with 20 grit, 60 grit and 120 to smooth. Used an edger to get to the walls. Vaccumed the floor like 20 times during the process. Wiped everything down with cheese cloth. Stained the floor with a gunstock color. Waited 8 hours before applying the first coat of polyeurethane. Resand with a 220 grit and polyeurethane again. Never again!!! Next time I'll just pay someone. :snoop:. I won't even go into the details on the rest.

Yeah I went through the same process with a house a few years ago. It was a massive pain in the neck.
It ended up selling last year though, so it was worth it in the end.

The motor on my johnny pump went in my basement last week. I thought it would sort itself out ended up having to call a plumber 300$. Have guests staying there tomorrow. Part was supposed to be installed Friday. Call the plumber to firm things up today n/h. They can't get the part till the 26th. The part is 450 the labor another 200+. House is a year old if that. The contractor who installed it never took the styrofoam off the pump. Summing it up they can't use the shower or toilet in the basement. I had a pretty rough day.

you're charging folks to stay in your basement for a weekend? :ooh:

Haha that would be cool, doubt I could get 700 for the basement though.
It's a furnished basement. Renting the whole house out 2 bed 2 bath.
Mostly do short term rentals but sometimes longterm. I have another place that's rented out on a month by month. Hopefully by next spring I'll have two more apartments to rent, the building is currently gutted.

Im actually about to retile by bathroom due to constant pestering from my wife. Could you drop some tips on how to tile a bathroom or point me to a good website that teaches how to tile bathrooms? I plan on putting up tile on the wall where the drywall is. Thanks

The only problem Im having is paying the HOA and not shyt getting done. A bunch of us got together and are trying to take control of the HOA. We are probably gonna have to shell out for a lawyer and go to court. They won't even show us the budget.

I just re-did my back splash, took off the existing tile and went with the smaller, more colorful tile that had some stainless pieces in it. It came out very nice. The only issue was having to re-do the dry wall behind the existing back splash because it was pretty stuck on there and dry wall was coming off in pieces.

I also re-did my fireplace, painted the whole house and stained the fence this summer.

If the house is that new this should be covered by home warranty for free, right?
