Lol, interesting how people perceive the same place. The census says so. We forget large swaths of far north Dallas, Preston hollow, Lakewood, and then Uptown having a much higher density than the rest of Dallas. All those areas are huge white majority. I live in East Dallas in a small zip code that was 75% Hispanic in 2010. Already down to the 50s for 2018. Some are spreading in Dallas, but most are heading to places like Irving or Garland. Don't look now, they slowly creeping South into oak Cliff.

Every time I go there it looks different. Cranes everywhere. It’s like they can’t rebuild the city fast enough. But i will say it does visually look good and a trillion times better than NY, where they put up buildings with zero regard to scale or surrounding structures. The new trend here is skinny 90 story residential buildings for the super rich. Some areas you literally don’t recognize anymore because they didn’t exist 2 years ago.

The first mayor after the Marion Barry Years. And yeah it did start with Mayor Williams. It really sucks to see because the businesses are directly affected. When their clients are moved out of the city they have less incentive to stay open or pass the businsss down which makes them susceptible to investors looking to buy property. It’s creeped very close to where I work too, one of the other bookstores and a barber shop got knocked down with some other classic homes to make another condo.

Black people are aware and are trying to fight back though. Southeast is really the final battleground and gentrification has already begun its spread there too. Barry Farms finally got shut down after years of community efforts, same with Sursum Cordas.

I’m speaking as someone that grew up in downtown Silver Spring. Black people outside of DC got all culture from the city. That pipeline is now all but dead since the gentrifiers and law makers helped kill the Go Go scene and almost all the regional clothing stores and fashion styles are gone. Black DC is hangin in there, but it’s slowly trickling out into PG and Mo County in a more Euro style setup.

Them city nikkas better stop crying and just move 5,10,15, or 20 minutes into pg county. All the white liberal cities feature aggressive gentrification.

To be fair, most liberal cities are overpopulated as it is and are on the coastal areas where less land is available. Even so, a lot of cities in red states are now going through the same thing. ATL, for example, rent prices doubled in less than 8 years :merchant: . Houston mortgages prices risen almost 30% more than what it was only a few years ago and Dallas traffic jams make commuting to work DOUBLE the time as it was only 15 years ago.

Problem is, the demographic that produces the least babies (whites) are the ones moving back to the cities to have a European-lite style city setting where their birthrates are in the negatives, while jacking up the cost of living. Add the population in America tripled in the last 50 years, and you will have a housing crisis in our hands.

There'd still be enough homes too if people weren't all out there buying up their 2nd and 3rd houses, or trying to get rich by making a "real estate portfolio" looking for stuff to flip. There's still way more homes than there are families, just greedy people out there not thinking one is enough.

And it ain't just Americans either. American real estate is seen as a strong investment/place to dump dirty money by a lot of foreigners. I visited the northwest last year and I was hearing crazy numbers, like hundreds of thousands of homes being bought with Chinese money in Seattle and Vancouver. You got all these newly rich Chinese nationals who don't completely trust their own government not to take that away from them at some point, so they buy up properties overseas instead, figuring that it's an investment and vacation home at worst and potentially a place to relocate to later on.

DC is less than 50% black now but i notice that people from DC/MD engage in a lot of hyperbole; yes, there's been substantial growth in the white DC population but DC is not "white af" by any metric; DC is still one of the blackest large cities. the thing is the growth in white population is more noticeable/quicker in DC than some other cities
