I'm 95% positive they're not going to leave at this point.

I'm sure Soros is leveraged to the tilt either way it goes to make out like a bandit, unfortunately I don't have the benefit.

Seemed to have maxed out last winter here in NYC and prices have been falling since across the board.

Out here is the Bay Area prices are as inflated as they were in the early 2000's. This can't be life....I sold my condo in 2014 and have been waiting to buy another house but there is no way I am spending 700-800k on a house. I am waiting it out at least my rent is reasonable I got a good situation.

Yeah, I have a girl I'm seeing from out there and keeping my fingers crossed she doesn't want to move back. I know what you mean. I moved back to NYC when the market was starting to take off and really couldn't compete and didn't realize how far the bs would spread. Just sitting on the sidelines now till I see a bigger correction which I think will happen. I see a lot of loans getting called in on the flips people are trying to pull off and institutional investors aren't going to want to miss the boat, the rents on multi-fam houses can't support the mortgages. Co-ops are starting to hit decent price points 500-700 range for something nice but they have a lot of restrictions. Condos are still overpriced to me and mutli-fam are as well but I see that changing sooner than later. Ideally I want to grab a 2-3 family when I can. In meantime I've been picking up multi-fam places outside the city. I have a nice apartment that's a deal comparatively (1300sqft around 3k a month all said and done) in a area I like now so it's just a waiting game.

Everyone seems to have agreed we've topped out from what I've been reading. Keeping my fingers crossed.
