that was a fourplex, i did a 3.5% FHA since rents in the area would more than cover it. i lived in one, rented the other 3 out. cash flowed from day one, the only months i paid out my pocket to my mortgage were if i had a vacancy during turnover.

IMO, that's the best way to get started, get a multifamily, be an owner occupant for access to low capital requirement FHA loan, refi into a traditional loan (removes PMI and allows you to get another FHA loan), stack bread, after your two year residency requirement, buy another multifamily with a FHA loan, rinse and repeat.

NIO broke out the 20d ma which was holding it down for a bit. Should move higher along with TSLA.

I'm not quitting TSLA until it gets to 750 so I'm going to day trade this until then.
