I think I would like to have $40,000 in dividends per year.

You need to divide the annual dividend amount you want by your expected yield.

So if you want $40K annually and your stocks deliver a blended yield of 3-4%, you’d need $1-$1.3M of investable capital.

Keep in mind while it can be tempting to only target extremely high yield dividend stocks, it can also be an indication of a future dividend cut.

Usually people target blue chips with a long history of dividend increases when they pursue a dividend strategy to avoid that
