Rates will be down in the 5s by next fall, with rates going down demand will climb. Now is probably the best time to buy in the fall. People looking for some big bottom out is going to upset considering we have a supply problem in the housing market.
No one should be trying to time any market

This only applied to my filters, but the local KC market has been tanking and lots more inventory showing up. I see houses showing up "pending" then reappearing a few weeks later. One of the channels I watch said this is a sign a lot of people don't have the credit to buy a house. Either upside down, student loans kicking in now their monthly expenses are too high, credit reports from late student loan payments (lots of people waiting for them to get wiped and just stopped paying them), or their HELOC balance is so high they can't afford the down payment now.

The REAL credit scores are about to start appearing.

I bookmarked this house just to see if the sale fell through. Just checked and yep back on market after a couple weeks in the "pending sale" state.

Hardly anyone needs to buy a house. I recommend sitting out until the prices and conditions are in your favor. one guy at work bought a house with no inspection and is paying for it. Other guy just bought at these crazy interest rates, he's fd too. Don't fukk up your financial future because you think it's something you have to do.

Strolled through Capitol Hill last weekend, lots of ~2M homes for sale.

Joints like this one on seemingly every block


I was low key thrown off, but I usually don't walk to that Trader Joe's.

It's funny because realtors on Tiktok and the like are saying the 10M joints are selling, but the "middle class" 1-3M ain't moving....
