Real Estate questions for L.A people

I was looking at the LA gang map (yes really) and I eventually ended up looking at real estate in different L.A hoods just out of curiosity. The house prices are shocking especially for so-called hoods.
I have so many questions.

Can you really call the 60s neighborhood a "hood" when the home value's average $600K? And it just wasn't 60s, it seems all the homes in South Central (South L.A) are expensive af.

Who is buying these homes? Is all of L.A undergoing gentrification? Where do the average joes buy homes if homes in Watts are going for $450K?

What are the really run down hoods in the city where you can buy real estate for the low?

everything is getting gentrified

black people living in the hood either renting or living in houses that were bought a long time ago by parents/grandparents etc

there's cribs in leimert park going for like 1 million now :whoo:

This is happening in all the metro areas in Southern California. Houses in the hood are through the roof no pun intended.

I hope they hold on to those homes. That's real generation wealth right there. What are the demographics in South L.A?

a lot of places are like 60% latino and 40% black. Inglewood i think is around 50/50 now.

some people are trying to hold onto homes but they're getting offered some serious cash. Nipsey was telling older black folks not to sell

I had a relative who stayed in a rent control fourplex on gramercy . The owner gave the tenants 10k and said they had to leave. He put the place on the market and made some serious cash.:patrice:
