Pay attention.

Before you start viewing homes.etc, ask around your family/friends etc and find a general contractor that's willing to go with you when you view the homes.

The GC will undoubtedly be far more qualified to tell you the condition of the home than your typical inspector.

This way you have a sense of the issues way before inspections are typically scheduled.

If the market is so tough that waiving inspections is the norm, you're still in a much better position than just hoping/praying.

There’s no standard for inspectors.

My landlord’s daughter bought a house and came to find out there was mold just by going in the crawl space under the stairs. Something easily found if the inspector was actually doing their job.


My co-worker bought a house but the inspector refused to sign their name to the inspection. Cause they didn’t want to be called on that the the house didn’t have the issues her father who does general contracting saw signs of termite damage.

If it's an older house definitely have it thoroughly inspected. Even these newer homes are built cheaply. Main thing is sewer, electrical, Foundation and plumbing furnance, AC etc.

I bought a house 10 years ago, didn't do a thorough inspection and it ended up being a money pit. It's good to know people who know how to fix shyt.

Always get a home inspection, especially on a new construction.

Honestly if you can hold off 6 mo to a year do it. This market is terrible.
Waived the inspection on my house and it turned out fine. Locked in a 3% interest rate by buying at the right time :win:

Absolutely get your home inspected before buying a house brehs.

I thought it was pretty common knowledge you don’t waive the inspection, if a realtor trying to get you to waive it because of other interest in the house then move on and let the other suckers buy the house with out the inspection and deal with that headache

One woman bought a nice home and thought she got a great deal. Turns out after buying, she found out snakes were using her home and property as a den.

You literally couldn’t buy a home from 2016-2021 out here without waiving inspection, that shyt works in some markets, but in truly competitive ones like the bay where all cash buyers are common, as well as multiple offers over asking, you was looking at being left in the dust waiting for inspections and thinking you could have any contingencies

shyt like that got me paranoid. Inspections are a must in this day and age. I wouldn't buy a home without a thorough inspection.

But, I found the story, snakes were coming from everywhere in her home...

A lot of the new site built homes that are "mass" produced for subdivision ain't shyt. It's the same building technique from plot to plot by the same group of contractors
I’m experiencing that right now. You have to be on top of these fools because they will skimp and fukk you up long term.
