Affordable Housing done right...what are some better ideas?

Keeping my overhead low, and my understand high
I ask because I just saw this on the local news and it looks like a great project overall. Almost 900 units, almost 500 are for people making $54K and under.

What I like about this one in particular is that it re-purposed some old-folks building. So not only are you going to have a mixed-income community, it's going to be mixed-age.

For the project, which will result in a combined total of affordable 383 units across the three buildings, Miami-Dade County partnered with Related Urban Development Group, the affordable housing arm of developer Related Group. The partners held a groundbreaking ceremony on Thursday that was attended by U.S. Secretary of Housing and Urban Development (HUD) Ben Carson, U.S. Senator Marco Rubio, Miami-Dade County Mayor Carlos Gimenez and other officials.

Multi-layered financing
The redevelopment will harness $24 million in federal Opportunity Zone funds along with other federal and U.S. Department of Housing and Urban Development (HUD) resources. These will include such as Low-Income Housing Tax Credits (LIHTC), Rental Assistance Demonstration funding (RAD), Home Investment Partnerships (HOME) and a Purchase Money Mortgage (PMM) of $18 million from the county to the developer, along with county and state surtax funds. The three-building development will contain 102 units of RAD PBV conversions, 33 units of PBVs and 248 units of Low-Income Housing Tax Credit (LIHTC).

I think plans like this are continued old ideas and are part of the problem. :camby:They have been implemented before and don't work. My solution which I don't think they'll do is change zoning laws. Current laws are restricting developers from building because some areas are destine to be commercial or residental. These were old laws created so America can have suburbs and haven't changed much since then. Thanks for the post but this plan is litterally kicking the can down the road and these politicians know it.

are you saying you want to get rid of the burbs in favor of more urban sprawl?

No I'm not. People are saying this housing crisis has to do with inventory and lack of building. I'm just saying that problem can be fixed if zoning laws are changed. This formula of homes and shopping plazas isn't working. Not to mention it makes it difficult for the smallest business afford a brick and mortar location.

I wish it were city planners and civil engineers on here to answer the question but one thing I always questioned was why not build more cities, I always thought it made sense to have several metropolises along the Great Lakes(maybe it was planned like this for strategic reasons so all the lake water isn’t used up) and when you think about it most of the cities already on the lakes are small and trash, there could be bigger cities on the coasts too
My answer is build new bigger cities

Honestly this is probably more so a infrastructure issue rather than an housing issue
